Pre-Listing Consultation:



Our pre-listing consultation is a brief meeting that serves several purposes:


  • First, I will take a tour of your home while discussing any changes or updates you may have made.
  • Second, I will conduct a review of specific items including the roof, HVAC, and water heater to determine their ages.
  • Finally, we will discuss your goals, timeline, and any concerns you may have about listing your property.


This initial consultation is a stepping stone to our full listing consultation, which we will schedule to take place within the next 5-7 days.

Listing Consultation:


Our objective for this consultation is to ensure your goals align with market conditions and collaboratively develop a plan. We will start by discussing my process for sellers during the listing period, including what occurs after this meeting, the timeline, how my team markets active homes, and how I navigate and communicate you to the closing table.



Next, we will review the comparative market analysis I have conducted for your property. Pricing is a critical component and the most significant strategy when entering the market.

It is crucial we set the right price from the start.

Showings

Showings are incredible important to selling your home. we need buyers to view to write an offer. I ask that during the active period you attempt to be as flexible as possible. buyers aren’t patient and if they don’t get the time that works for their schedule they might just skip the request all together.

It’s important that you allow showings at your property. It’s important to leave during showings so the buyer’s agent can professionally walk the buyers around. Buyers tend to be more free in their thinking without a homeowner around.

Open Houses

open houses are a great way to showcase your home. we invited the public and any realtors to come view the property in a specific time frame. we do additional marketing to help drive traffic.

  • social media posts and video advertisments

Offer Presentation

Offer presentations happen any time we receive an offer or offers. We'll get together as a team to review the offers with you side - by - side so we can compare them and decide on which one to accept or counteroffer.


In a multiple offer situation, we'll review them all at once. This strategy is ideal because it allows us to compare offers from different buyers at once, rather than receiving them one by one over time.

Contingency Period

In real estate, a "contingency" refers to a condition of the Agreement of Sale that needs to occur in order for the transaction to keep moving forward. As the buyer there are many contingencies that they can choose to include include in the contract.


By working closely with me and other industry experts, you'll be better able to understand what contingencies are all about, when they're most likely to be necessary, and what you can do to make sure you're in the best position possible for dealing with contingencies when they arise.

The buyer will schedule any inspections during the time period negotiated in the contract. We will negotiate any repairs requested. Keep in mind, if the offer is contingent the buyers are entitled to walk away if any big issues arise.

Common Contingencies

Inspection Contingency

This is where the buyer is able to do their due - diligence on the property with a professional inspection within a certain agreed upon period of time.

Financing Contingency

Most contracts are also contingent on the buyer's financing. We don't accept offers unless we have the buyer's pre-approval letter from the lender. I also contact the lender to get additional details from them about the buyer's ability to close.

Appraisal Contingency

Inside the buyer's financing there is often an appraisal contingency. This means the buyer's financing is contingent upon the home appraising for their purchase price.

Home Sale Contingency

Some contracts are also contingent upon the buyer selling and closing on their current home. There will be additional paperwork and dates we abide by with this type of contingency.

CLOSING DAY

This is it! The big day!!! You'll be signing a lot of paperwork today, most of it is pretty dull, all of it important. After you sign everything, the deal is closed once the following is done:


  1. First, typically the seller signs first. So we have to confirm the buyer has signed all of the documents.
  2. Next, the lender will review all of the documents confirming signatures have been completed properly.
  3. Then, the lender will send the funding. Once the title company confirms we are funded I will let you know.
  4. Last, the proceeds will be distributed to all of the parties. It can take 24 - 48 hours for funds to be received by your bank.
  5. If you are using the proceeds to purchase your next home, we can have those funds wired directly to the next title company to save you time.
